Although every effort is made to present correct and accurate information, Citizen Homes makes no guarantees of any kind. This information is subjected to change without prior notice. All information presented on the Citizen Homes website is for information purposes only and does not constitute a legal binding contract between the company and the client. These published terms and conditions are correct as at 1 October 2010.
All photographs, 3D illustrations, images, floor plans, dimensions and measurements are an approximate only. All photographs, 3D illustrations, images, floor plans, dimensions and measurements are shown for illustrative purposes only and may contain items that are not included in the Citizen Homes standard specifications. The images of furniture, rendering, colour schemes for interior and exterior, external molding, floor coverings, wall paper, window coverings, window styles, entry door, light fittings, landscaping, lawns, fences, driveways, driveway stencils, footpaths, patios, pergolas, porch, balconies and railings and garage doors are intended merely as a guide and are not included in the price unless otherwise stated. The measurements that are given on the house floor plan are only for the house itself. The front, rear and side setbacks are not included, due to varying local council requirements.
At times Citizen Homes may advertise a special promotional offer. In the advertisement the photographs may not represent standard specifications or inclusions on the final product. Some offers are not available in conjunction with any other offer unless stipulated; some offers apply for a limited time only.
Citizen Homes reserves the right change price, promotion offers, facades, floor plans, inclusions or specifications at any time without notice or obligation. All prices are based on the standard facade of face brick and natural mortar from the Citizen Homes range. Unless otherwise stated in written form and attached to the contract All advertised prices, do not include Site cost and Preliminary documentation cost. The Final price depends on the council building approvals, planning consent, finance, survey and soil test results, specifications, materials and fixtures selected.
Intellectual Property Rights: You must accept that all relevant intellectual property rights exist on all material in this website. All materials relating to the web site including the art work, ideas, concepts, information, the look, final layout and the confidential information is owned by Citizen Homes. You must not do anything, or omit to do anything, which may infringe our intellectual property rights except where specifically authorized by these terms and conditions.
The price does not include a slab upgrade or slab materials upgrade. Price is subjected to soil tests, engineering specifications and site inspections by the builder and relevant authorities. Where prices are given, they are for a house only, Land is NOT included. House prices are subject to change without notice.
All facades and floor plans are subject to developers review panels, final approvals and local council approvals. All facades and floor plans are not to scale. Any facade variation will incur an extra cost. The final measurements, elevations, dimensions, architectural drawings, engineering Plan and other relevant documents will be a part of the building contract. The measurements that are given in each room include the wardrobe space.
Site costs are based on builders’ preferred siting, are subject to additional costs relating to obtaining approvals under developer guidelines and excludes telephone service and customer account opening fees. In the case where rock blasting and removal is required, extra costs will occur to the client.
Before the signing of the contract customers must provide unconditional finance approval and proof of title and ownership of land within stipulated time period.
Actual inclusions value varies for each home type and not all items are available on all homes.
Start timeframe does not include developer approval period. The commencement date of construction can be effected by standard building industry shut down period in December/January. As well as public holidays.
All the services should be on the boundary line. In any other case the client must organise the connection and all relevant permits and pay fees for them.
Variations: Once the Building Permit has been issued there can be no further variation to the plan. Should you decide that a change is necessary, please remember the Variation Surcharge of $1000 will apply, in addition to the cost of the change and additional time will be added to the completion date approximately 6 weeks. The request of the variation must be in written form and forwarded to our office. NOTE: The acceptances of further variation requests are at the absolute discretion of Citizen Homes, as the variations affect the completion date.

If the Builder constructs the building works in accordance with plans which may incorporate designs which are: supplied by the Client or, prepared under instruction from the Client or prepared from sketches supplied by the Client then, the Client warrants that the owner has the right to use the design and plans and that no breach of copyright is involved in constructing the building works in accordance with the plans. The Client indemnifies the builder in relation to any claim for breach of copyright. A claim for breach of copyright brought against the Builder is a breach of this contract by the Client.
Citizen Homes Pty Ltd respect the rights and privacy of all individuals, we are committed to ensuring that all the information that you provide us is kept confidential. We constantly review our systems and data to ensure the best possible service to our customers. All staff involved in the company shall comply at all times with their obligations under the Privacy Act 1988. Any breach of the privacy act will be investigated with the view to prosecute and /or take civil proceedings to recover damages against those responsible.
We may disclose your personal information for the purposes for which it is primarily held or for a related secondary purpose. In some cases we may only disclose information with your consent. We may also disclose your personal information where we are bound under a legal duty to do so, to the appropriate authorities. In such cases Citizen Homes is obliged to comply with the request, without necessarily seeking the relevant individual’s permission. If you have any concerns about our privacy policies please contact us on our office number. Personal information should be accurate at all times and must be kept up to date. If there are any changes to the clients details they needs to notify our office immediately.
Citizen Homes is bound by the National Privacy Principles (NPP) from 1 October, 2010. Under the NPP, an organisation is only entitled to collect personal information where that information is necessary for one or more of its functions or activities; and must only collect that information by lawful and fair means and not in an unreasonably intrusive way. Information obtained for the purposes of market research and any other information deemed necessary to carry out and conduct any transaction of a business nature. We will not sell, share or rent your personal information and email address to any third party for unsolicited mail. Any emails that are sent by Citizen Homes will only be in connection with the agreed service and products.
Clients may request to site or a copy of this information by contacting our office. To obtain a copy of your personal information you must provide proof of identity. This will ensure that personal is only provided to the correct individuals and the privacy of other clients is protected. Citizen Homes must be given reasonable notice to process this request at least 30 days. A fee will be charged for the cost of retrieval and the supply of information. Citizen homes reserve the right to refuse the request for access to the information. Clients on their own behalf are required to keep all receipts, invoices, handouts and copies of handouts to the provision of our services. In a case where the client has given false or misleading information than Citizen Homes is not liable, each individual is responsible for their own actions.
